Lage:
Das Haus liegt 10 Gehminuten oder 3 Minutes Bus-Fahrzeit (95A) von der UBahn-Station (U2)- und S-Bahn-Station (S80) “Aspern Nord”. Die 95A-Bushaltestelle ist fast direkt vor dem Haus.
Mit der U2: ca. 17 Minuten zum Praterstern, ca. 29 Minuten zum Stadtzentrum Stephansplatz, ca. 17 Minuten zur Krieau Station (WU), ca. 28 Minuten zum Karlsplatz (TU-Wien) und zur veterinärmedizinische Universität Wien sind es ca. 28 Minuten.
Mit der S-Bahn: ca. 22 Minuten zum Hauptbahnhof, ca. 18 Minuten zu Wien Mitte Landstraße Hauptstraße.
Das Zimmer hat 1 Balkontür und ist sehr hell und ruhig. 1 Bett, Kleiderschrank, Schreibtisch, Bürodrehstuhl, Rollcontainer und Monitor sind vorhanden.
Mitbenutzung im 1. Stock Süd: 7,4m2 Balkon (nur für dich und für die Person im Nachbarzimmer), Küche mit Essplatz, Induktionskochherd, Mikrowelle, Geschirr, Besteck, Badezimmer + WC & Waschmaschine und Vorraum.

Looking for a new tenant (no smoking, only woman!) on newly furnished room on the first floor. The room is part of a newly built, 2018 house (with separate staircase and entrance to first floor). The house is very near to the public transportation (Station “Aspern Nord” U2, S-Bahn, Bus 95A).
Room details: 12m2, first floor (no elevator), 1 balcony door, 1 comfortable bed, passive cooling system, 1 desk with chair, Monitor, wardrobe and roll cage.
Common areas (only for 3 persons) details: first floor, 7,4m2 balcony (only for you and for the next-room neighbour), kitchen with cooking equipment, lobby and bathroom & WC with washing machine.
(Please notice:
- We are doing our garden / outdoor area, therefore the outdoor area is a construction area.
- Even our area is very safe and quiet, we have some cameras (video and sound recording) at the house outside entrance and at house inside (entrance hall on the ground floor) and at the garden area.
Transportation details: about 10 minutes walk from our house or 3 minutes by Bus 95A to the Subway station (U2) and S-Bahn station (S80, REX and R). The bus stop (95A) is about 3 minutes walk away from our house. You have free parking without parking fee on the street in front or nearby of our house.
By Subway U2 from “Station Aspern Nord”: to Praterstern 17 minutes, to Stephanplatz 29 minutes, to WU (Station “Krieau”) 17 minutes, to TU-Wien (Station “Karlsplatz”) 28 minutes, to Vet-Uni-Wien 28 minutes.
By S-Bahn from “Station Aspern Nord”: to Hauptbahnhof 22 Minutes, to Wien Mitte Landstraße Hauptstraße 18 minutes.
From Airport to our house: take S7 train to the Station “Praterstern” and change the Metro U2 (direction: “Seestadt”), get off the station “Aspern Nord” then go out of the station (direction: “Mayredergasse”). On the street there is a Bus Station “95A” then take the bus 95A and after third station (about 3 minutes) get off the station “Podhagskygasse”. Walk about 2 minutes to our house.
We (WU Vienna-Graduate, Ex-Buddy WU-Exchange Students) are a "young" family and looking for a tenant, which is friendly, quiet, tidy, clean, kind and no-smoking person.
Monthly rent: € 600,- including utility costs (heating, electricity, water and internet)
